Superlative Pre-Construction Management

Our construction management and consulting services are crucial at the inception of a project, where we can expertly manage the design process towards a cost-effective and energy-efficient end product that is as well constructed as possible. At the outset, Ellisdale will assemble a design team, establish the scope of work for each team member, write and coordinate all contracts and warranties, and set useful and reliable timetables. In addition, we will act as a liaison between the design team and key members of construction teams during the design phase.

Throughout all stages of the building process, we are committed to providing superior service to our clients through extensive communication and feedback. One key step in this process involves detailed customer orientations prior to the execution of finish work; this is a guided walk-through of the project, allowing the client to confirm first hand that all scope items have been chosen correctly and that all tasks are on schedule. It also allows our clients to see and appreciate the quality of the project up close and further ensure that they are satisfied with the services being provided.


Kevin Ash

Instinctively drawn to the challenges and opportunities of the construction business, Kevin Ash has acquired a wealth of experience and expertise in the industry, developing a passion for smart growth and seeing urban renewal as a vital force in the strengthening of inner-city communities. His career began as a Superintendent for Pulte Homes and he continued to gain invaluable experience and knowledge as he moved to Clark Realty Builders, Lincoln Property Company and then to the Holladay Corporation, managing development projects from Massachusetts to Virginia and completing a progression from superintendent to Vice President of a $70 million construction company in just 13 years.

Using knowledge gained from wide experience building projects ranging from single-family homes and multi-family residential housing, urban infill, rehabilitation and low and mid-rise construction, Kevin founded Ellisdale Construction in 2004, fusing a lifetime of knowledge with his passion and ideals.

According to Kevin, “Washington presents such an opportunity for a renaissance in urban living. We want to be on the leading edge of making that happen—by restoring the land and buildings, building with green technology, and revitalizing the District with a variety of high quality, affordable homes.”

Kevin currently lives in Leesburg, Virginia with his wife and two children. Kevin and his family enjoy the company of their faithful companion Labrador retriever. In addition, he is an avid outdoorsman and naturalist.

Richard Ward II
Managing Partner

“Born with a hammer in his hand,” Richard Ward II grew up watching his father build houses, and he always wanted to work in his family’s construction business. To be able to look back at a day’s worth of accomplishments appealed to him. Richard returned to Washington, D.C. after college and moved to the Adams Morgan neighborhood. As the owner of a successful construction and development firm, Richard is always focused on the bottom line.

In 2000, he created Ellisdale (formerly Ellis Denning) to increase focus on the urban infill construction work in the neighborhood he called home. In 2004 he teamed up with his sister and brother-in-law to start Piccard Companies, developing an impressive portfolio of office building projects and new single-family residential divisions spanning from the Northern Neck to the Greater Washington Metro area, and now Richard is poised to take advantage of a residential market rebound in the coming years. Richard Ward now splits time between these two excellent construction firms.

Ward Bell
Vice President & COO

In a career spanning over 20 years in the construction industry, Ward has amassed an impressive body of work at many levels of development and management. Starting as a carpenter in Memphis, Tennessee building single-family homes, Ward soon launched his commercial career in Nashville with Centex Rodgers, where he built 970,000 square feet of successful health care projects and 375,000 square feet of new corporate office space with a construction budget of $250 million.

Ward and his family relocated to Washington, D.C. in 2003. Since then, he has developed and built 3,000 Market Rate and Affordable Housing Units and 300,000 square feet of office and retail space in the DC Metro area in excess of $150 million.

An extensive base of knowledge in the development and building of mixed-use and market rate/affordable multi-family projects as well as office, healthcare and historic restoration makes Ward a valuable asset to our management team. He brings an experienced hand to many facets of the project life cycle, including design,pre-construction, budgeting and scheduling, team management and operations, as well as lending key support to the process in acquisitions, zoning, financial forecasting, financing and marketing. He holds an MBA in Finance and Management and a Bachelors in Construction Management.

Ward Currently lives in Leesburg, Virginia with his wife and four children, and is an avid golfer and sports enthusiast.
